What are the Benefits of Home Staging?

If you’re considering selling your home, you may be wondering if you should stage it. Because of the popularity of design shows, home buyers are expecting houses to be staged. This helps you put your best foot forward and increase your chances of making more money on the transaction. Let’s talk about some of the benefits.

What is home staging?

Home staging is a process when a professional stager arranges and decorates a home to help potential buyers imagine living in the home. Stagers don’t just take down personal photos - they use furniture, decor, lighting, and other accessories to make a home inviting for a wide range of buyers. Staging also helps home photographs look fantastic, which is crucial to selling your home as the vast majority of buyers look online first.

Buyers can earn more money on the sale of their home

A recent survey from the National Association of Realtors found that 23% of buyer’s agents said home staging raised the offer price by between 1% and 5% compared with similar homes that weren’t staged. Staging a home allows potential buyers to imagine what it would be like to live in the house. It’s important to remove personal photos and decor items to help your home show well to all potential buyers!

Staged homes can sell faster

31% of real estate pros in the same survey said that staged homes sell faster. Even if the real estate market is hot, like Denver’s market right now, staging a home is still important! Not only will it photograph much better, but it will also sell faster and for more money.

Staging lets you reimagine your space

While the basement might be a perfect hangout spot for your kids, a stager might see it as a great opportunity to use it as a workout area or an office. Since these types of spaces are becoming more and more crucial during the pandemic, you can boost your home’s appeal by tailoring your staging to buyers’ wants and needs. The NAR survey found that “staging the living room was found to be very important for buyers (46%), followed by staging the master bedroom (43%), and staging the kitchen (35%).”
